Common Causes

There are two types of water that enter a foundation. The first is water that comes out of the sky in the form of rain, sleet, or snow. This type of water can run down along the wall outside and enter cracks in the wall. Water seeks the path of least resistance, so depending upon how advanced the cracks have become, the water upon entering the crack may sit inside the crack until a deep freeze, or pressure from saturated soil along the foundation causes the crack to expand and move to its next stage.

Cement blocks have hollows. Water that enters the hollows of blocks from outside may enter a crack and work its way inside or run down the hollows of the blocks. If water does get into the hollows, it may enter your basement and/or crawlspace through the joint between the wall and the floor known as the cove. Sometimes the water runs down the hollows of the blocks and will just sit inside the hollows causing signs of water such as mold, mildew, peeling paint, white powder, warped panelling, a musty odor, dry rot, rust and or dampness.

The second type of water is ground water which is also known as the water table. When surface water from the sky saturates the soil and meets the groundwater, it causes the water table to rise, creating a pressure on the walls and/or floor known as hydrostatic pressure.

A knowledgeable waterproofing inspector will take a problem solving approach, and evaluate the inside and outside of the foundation. A thorough inside and outside inspection will support a proper diagnosis which in turn will support the proper recommendation for a method or combination of methods to solve your problem.
